900 Mahler is a residential tower on Gustav Mahlerlaan in Amsterdam's Zuidas district. The tower has 22 floors and contains 126 residential units. The tower sits on top of an underground car park with 219 spaces that also runs under the adjacent office building 1000 Mahler. This premium office building consists of some 9,000 m2 office space housing discerning companies such as Chanel, Egon Zehnder and Multi Corporation.
Both residential and commercial users of the car park wished to address increased demand for charge points in a structural manner. Property manager CBRE requested that Collectric develop shared infrastructure enabling the electrification of parking spaces throughout the parking garage. A key demand was that both customer groups (i.e., households in Mahler 900 and companies in Mahler 1000) would be served on equal terms to avoid cross subsidization.
In October 2021 Collectric was appointed EV-charging service provider by the homeowner’s association. Charging services started in December 2021 for residents of 900 Mahler and in May 2022 the services were expanded to also cover the parking spaces allocated to tenants of 1000 Mahler. Collectric currently operates 30 charge points spread throughout the car park on a single smart charging network, with considerable capacity to further expand.
Users of the car park can request Collectric to install a charging station at their parking space, regardless of whether they own their parking space or rent it, especially given the use-based subscription model that was rolled out at the location. The ability to contract directly with Collectric has been very well received as it enables the quick availability of charging points for anyone transitioning to e-mobility.
This is great for all stakeholders as the main point of friction (satisfactorily meeting all the requirements of owner’s and tenant’s) has been eradicated with a 3rd party appointed to take care of it all (interaction with those in need of charging facilities, investments in facilities, operations, billing and reimbursement of costs, etc.).
Homeowner Association managers and facility managers no longer worry about charging, owners and other stakeholders know that the problem has been structurally resolved, and those in need of charging facilities know who to contact and have their needs met.
